Summary
A Toyota dealership wanted to upgrade their facility to corporate standards and attract more customers. The remodeling standards and building specifications were hazy and resulted in a wide range of bids. The initial decision by the dealership to go with a project design by the cheapest bidder proved too costly as time went on. Slater & Son stepped in to solve the design problem while keeping the budget in line.
Challenge
In 2007, Chuck Patterson Auto World, of Chico, California in co-operation with the Toyota Corporation, decided to upgrade the dealership. Slater & Son was one of several design-build firms invited to bid for the job.
The corporate specifications were vaguely written, resulting in a range of design-build quotes. With as much as a 50% difference in cost, the dealership opted for an initial project design before selecting the contractor.
They chose the design build/contractor with the most affordable bid to complete the project design. The project design took over one year. The City reviewed and rejected the plans a surprising seven times before granting a permit. It became clear to the owner that his schedule and budgets were out of control.
Solution
Slater & Son stepped in and was able to show that no design of theirs had ever required more than two plan checks from any city building department. They were then granted an opportunity to show how they could maneuver through discrepancies in Toyota’s building specifications and solve problems presented in the competition’s design, which they did.
Conclusion
Slater & Son completed the project on time and on budget.
